THANK YOU. AS YOU MENTIONED FOR THE RECORD, LIDON PEARCE PRINCIPAL PLANNER WITH THE CITY.
THIS IS A ZONING CHANGE REQUEST FOR 619 NORTHWEST RENFRO.
AS YOU'LL SEE ON THE SCREEN, THE MAP INDICATING THE PARCELS REQUESTING TO BE REZONED.
SO STAFF DID SOME RESEARCH WHEN THIS REQUEST CAME IN.
SO THIS PROPERTY APPEARS WAS REZONED WE BELIEVE IN 1997 TO GENERAL RETAIL.
WE DON'T HAVE THE CURRENT TRACKING AND THE PERMITTING PROCESS AND PROGRAMS THAT WE USE GO BACK PRETTY FAR, BUT WE DON'T HAVE A SPECIFIC PERMIT RELATED TO 1997 THAT WOULD SHOW WHY THIS WAS REZONED TO GENERAL RETAIL.
HOWEVER, I CAN TELL YOU THAT THE CURRENT OWNER HAS LIVED AND USED THE PROPERTY AS RETAIL SINCE 1974.
SO WE BELIEVE THIS COULD HAVE BEEN A POSSIBLY A MAP ERROR, OR THERE MIGHT HAVE BEEN SOMETHING THAT INDICATED TO STAFF AT THAT TIME, WITHOUT KNOWING THEIR INTENTIONS, THAT THEY REZONED IT.
HAS NOT BEEN USED AS GENERAL RETAIL AND WITH THAT, STAFF HAS THIS REQUEST BEFORE YOU.
IN ACCORDANCE WITH STATE LAWS AND OUR ORDINANCES, WE DID SEND OUT PUBLIC NOTICES FOR THE REQUEST.
WE PUBLISHED IT IN THE PAPER AND WE POSTED A SIGN ON THE PROPERTY.
WE'VE RECEIVED NO OPPOSITION TO THIS REQUEST.
WE DID HAVE A COUPLE PHONE CALLS.
JUST PEOPLE THAT GOT THE LETTERS THAT READ IT BACKWARDS.
OUR RECOMMENDATION, BASED OFF THE USE HAVING NOT CHANGED SINCE AT LEAST 1974 AND PROBABLY LONGER AND THAT IT MEETS THE COMP PLAN IS TO RECOMMEND APPROVAL OF AN ORDINANCE FOR A ZONING CHANGE TO SINGLE FAMILY DWELLING DISTRICT SEVEN.
